5 Documents to Check Before Buying Resale Property in Bengaluru

Buying a resale flat or villa in Bengaluru comes with more paperwork than a new launch — because you’re inheriting the property’s entire ownership history, not just its floor plan. Before you sign anything, ask the seller for these five documents.

1. Sale deed (original)

This is the primary proof of ownership. Check that the seller’s name matches the one on the deed, and that the property description (survey number, extent, boundaries) matches what you’re actually buying.

2. Encumbrance certificate (EC)

This shows whether the property has any pending loans, legal disputes or mortgages registered against it. Ask for an EC covering at least the last 13–15 years.

3. Khata certificate and extract

In Bengaluru, the Khata is what allows the property to be registered in your name with the BBMP and lets you pay property tax. Confirm it’s an A-Khata (not B-Khata, which comes with restrictions).

4. Approved building plan

Cross-check the actual construction against the BBMP-approved plan. Unauthorized extensions or floor additions can complicate resale later and may attract penalties.

5. Tax paid receipts

Get the latest property tax receipts to confirm there are no dues pending against the property.

A good agent or lawyer will walk through all five with you before the token advance changes hands — never skip this step to “save time.”
