Registration is the step that legally transfers ownership — signing a sale agreement isn’t enough on its own. Here’s what the process looks like in Karnataka from start to finish.
Step 1: Draft the sale deed
Your lawyer prepares the sale deed based on the agreed terms, including the sale price, property description and payment schedule.
Step 2: Pay stamp duty and registration fee
Karnataka’s stamp duty varies by property value and is paid before registration, typically online through the Kaveri Online Services portal.
Step 3: Book a slot at the Sub-Registrar’s Office
Both buyer and seller (or their authorized representatives) need to be present, along with two witnesses.
Step 4: Document verification and biometric capture
The Sub-Registrar verifies identity documents and captures biometric details of all parties before the deed is registered.
Step 5: Deed registration and Khata transfer
Once registered, apply separately to the BBMP (or relevant local body) to transfer the Khata into your name — this is what makes future tax payments and resale smoother.
Budget roughly 2–3 weeks from document readiness to a fully registered deed, and always keep certified copies of everything for your records.
